No pre-approval yet is fine. Ken will still look at your request. Most sellers want to see one before they read an offer, so it's worth starting now with T34.

Ken will review and send the package, usually same day.

Disclosures contain the seller's private info, so they go to serious buyers and agents only.

What each disclosure is

Next steps

  1. Read the TDS/SPQ and the inspection reports first. That's where the surprises are.
  2. Termite report? Check who pays Section 1 vs Section 2 with T80.
  3. Decide which extra inspections you want with T70.
  4. Writing an offer? Map every contingency date with T60.

Many people get this wrong: as-is sales still require disclosures in California. “As-is” means the seller won't fix things. It doesn't mean they can hide what they know.
