Next steps

  1. Buying? Follow the dated checklist in T165. Selling? Use T169.
  2. Find your home's decal number on the registration card. It tells you which tax system you're in. Then check T163.
  3. See the real monthly cost (loan + space rent + tax + insurance) in T145.
  4. Something the park did doesn't feel right? Check T171, or call HCD's MRLPP at (800) 952-8356.

Many people get this wrong: "mobile home" and "modular home" are the same thing. They're not. A mobile or manufactured home has a steel frame underneath, an HCD title and, in a park, no land. A modular home is built to the normal building code, sits on a foundation and is sold like a regular house with a grant deed. The loan, the tax and the resale are all different.
