    Next steps

    1. Get everything in writing. Phone calls with the manager don't count later.
    2. Keep a folder: your rental agreement, park rules, every notice, photos with dates, receipts.
    3. Talk to neighbors. One resident's notice about broken common areas counts for the whole park (§798.84).
    4. Selling soon? See T168 (what you take home) and T169 (selling checklist).

Many people get this wrong: "It's the park's land, so they can make any rule they want." No. A park is run under the Mobilehome Residency Law. A new fee slipped in through a rule change is void, and the park can only end your tenancy for the reasons the law lists.
