Next steps

  1. Ask the park manager today for the park rules, a blank rental agreement and the last 3 years of rent increase notices. Read them before you fall for the home.
  2. Run the real monthly number (loan + space rent + tax + insurance) in T145, and check how fast space rent can rise in T162.
  3. Paying with a loan? See which loan fits in T164 and whether the home's age is lendable and insurable in T166.
  4. Words you don't know (decal, 433A, MRL, EBS)? Look them up in T176.

Many people get this wrong: "the seller said yes, so the home is mine." Not in a park. You also need the park's approval and a signed rental agreement. Without a signed rental agreement the law says you have no right to stay on the space (Civil Code §798.75). Buy the home, lose the land, and you're stuck.
