Selling a mobile home in a park: what to do, and by when

Pick the day you want to list. The tool lays out every step with a real date, from telling the park to the HCD transfer. Tick as you go.

Who sells it?

Not sure of the tax type? Santa Clara: a decal number starting with "L" is county property tax, "A" is HCD in-lieu. Or check T163.

Next steps

  1. This week, send the park a short written request for its list of required repairs on sale. The 15-business-day clock starts when they get it.
  2. See what you'd walk away with after commission, payoff and fees, and whether selling to the park makes sense, in T168.
  3. Owner passed away? Start with T172 before you list. Park pushing back on the sale? Check T171.
  4. Find the HCD title, the last registration card and the latest tax bill tonight. Missing papers are the most common delay.

Many people get this wrong: "the park can make me fix anything before I sell." It can't. On a sale the park may only require exterior repairs that a law, ordinance or a park rule based on one requires, the same things it could ask for any other time (Civil Code §798.73.5). Ask for the list in writing. If the park doesn't give it within 15 business days of your request, it generally loses the right to require those repairs, except health and safety items.
