Pick how the house changes hands. See all 4 taxes at once: property tax, transfer tax, gift/estate tax, capital gains. The choices on open are an example.

General guide for California, 2026 numbers. Family farms, irrevocable trusts and estates over $15M have extra rules. Ask a CPA or an estate attorney before you sign a deed.

Common mistake: "Adding my child's name to the deed saves probate, so it's the safe move." It can cost far more than probate. The share you give keeps your old basis, so your child loses the step-up on it and may owe capital gains on decades of growth when they sell. A living trust usually avoids probate without that cost.

Next step

  1. Parent to child? See the new property tax under Prop 19: T322.
  2. Gift now or leave it? Compare capital gains both ways: T323.
  3. Selling? Transfer tax by city: T321, then tax on your gain: T22.
