Mobile home parks in Santa Clara & Alameda County

Park name, address, number of spaces, senior or not, and the city's space rent rule. Only what official lists say.

The list is not complete yet

Santa Clara County comes from the County's park inventory (June 2018). Alameda County has no single public list we could verify, so only parks named in city documents are here. Look up any park, its spaces and its enforcement agency in the HCD mobilehome park search.

Next steps

  1. Found a park? Drive it on a weekday evening. Talk to a resident, not just the manager.
  2. Ask the park for the current space rent, the last 3 years of increases, and whether the space is on a long-term lease (those can be exempt from city rent rules). Run the numbers in T145 and T162.
  3. Senior park? Ask the exact age rule (55+ or 62+) and who else may live there. Then go through the buying checklist in T165.
  4. Check the home's age for loans and insurance in T166, and repair costs in T173.

Many people get this wrong: "the city has rent control, so my space is covered." Not always. In San Jose the ordinance covers spaces permitted before Sept 7, 1979. Long-term leases can be exempt in some cities. Sunnyvale and Campbell use agreements with parks, not a city law. Ask the city about your exact space before you buy.
