Homes built after June 15, 1976 carry a red HUD label on each section. Older ones are "mobilehomes" under the old rules and most lenders won't touch them.

Next steps

  1. In a park, call the lender first and ask: "Is this park on your approved list?" Then ask the park for its rental agreement, so the lender can check the lease term.
  2. Pull the home's HCD title record and the HUD label or data plate number. Year built and sections decide most of this list. Not sure? T166.
  3. On your own land and want a 30-year mortgage? The home must be on a permanent foundation and turned into real property with HCD form 433A. See T174.
  4. Get 2–3 real quotes, then put the payment into T145 with space rent, tax and insurance to see the full monthly number.

Many people get this wrong: "I'll just get an FHA loan." The regular FHA 30-year loan (Title II) needs land you own and a permanent foundation. In a park it's almost always chattel or FHA Title I, and only a handful of lenders do Title I.
