Next steps

  1. Check your appraisal contingency deadline today. Still active means you have leverage. Dates: T60. Deposit risk: T08.
  2. Ask your lender for a full copy of the appraisal and their Reconsideration of Value (ROV) form. Check the facts first: sqft, beds, baths, lot, upgrades, ADU.
  3. Send 3–5 better sold comps through the lender, never straight to the appraiser. Close by, similar, sold recently. Ken can pull them.
  4. Any price change or credit goes in a signed addendum, then escrow updates the instructions. Need to cancel? In writing, before the deadline. ROV rules: Fannie Mae · HUD (FHA).

Many people get this wrong: "A low appraisal means the house is bad." No. The appraiser checks what similar homes sold for in the last few months, not whether the house is good. When buyers pay over list, the sold comps lag behind. Checking the condition is the inspection's job (T70).
