Lunar date
—
Good hours (giờ hoàng đạo)
Good for what?
Common mistake:Thinking the day you sign is the day the house is yours. It isn’t. You sign the offer, then escrow runs 21–30 days, and the home is yours on the day it records. If you want a good day, use it to sign the offer or the loan docs. Don’t let a contingency deadline slip while you wait for one.

How it works
Lunar date uses the Vietnamese calendar (UTC+7). Near a new moon, a Chinese calendar can be 1 day off.
Trực (12 day officers) follows the solar-term month. Hoàng đạo / hắc đạo follows the lunar month. Sao = one of 28 lunar mansions.
Avoid = the day has Tam Nương, Nguyệt Kỵ, Dương Công Kỵ, Sát Chủ or Thọ Tử, a trực that is bad for that task, or it clashes with your birth year. Good = at least 2 of: hoàng đạo, a good trực for the task, a good mansion.
Grand opening uses the same rule as signing (giao dịch). Different almanacs disagree on a few stars. Use this as a guide, not a rule.
