Many people get this wrong: "The rent roll says $3,000 a unit, so that's the income." A rent roll is the seller's spreadsheet. The lease is the contract, and the estoppel is the tenant saying it in writing. If the three don't match, the lowest number is the real one.

Next steps

  1. Run the numbers on the real rent roll: NOI, cap rate, cash flow and DSCR in T146.
  2. Looking at more than one building? Put them side by side in T268.
  3. How much can you raise rent after closing? AB 1482 and city rules in T55.
  4. Want the escrow dates for every contingency, not just this checklist? Use T60.
