Next steps

  1. Confirm the year the building got its certificate of occupancy (city permit records). One year can change which law applies.
  2. Give the notice in writing: 30 days for 10% or less, 90 days for more. If you mail it, add 5 days.
  3. Own a single-family home or condo as an individual? Put the AB 1482 exemption notice in the lease, word for word from Civil Code §1947.12(d)(5).

Many people get this wrong: “single-family homes are always exempt.” Only if the owner isn't a corporation, REIT or LLC with a corporate member, and the tenant got the written exemption notice. No notice, no exemption.
