The dates that cannot move

Tax return due · file an extension

Federal and California extension filed by this date keeps your full 180 days.

Checklist

Common mistake: "I'll find a QI after the sale closes. I have 45 days." No. The QI and the exchange agreement must be in place before closing. If sale money lands in your account, even for a day, the 1031 can be gone.

Next steps

  1. Run the numbers first: gain, boot and tax in T27.
  2. Picking a QI? Use the safety checklist in T226.
  3. Before day 45, test your list against the 3-property / 200% / 95% rules in T221.
  4. Check which closing costs can come out of exchange money in T223.
