How's the market this week?

Prices, speed and supply for Santa Clara and Alameda counties and the main cities. Plain words on what it means for you.

Small cities have few sales a month, so one big sale can swing the median a lot. Look at the direction over a few months.

What this means

If you're buying

    If you're selling

      Next steps

      1. Buying: get pre-approved first, then see your payment at today's rate with T01 and today's rate by credit with T30.
      2. County numbers are a weather report. For a real price, pull 3 to 5 sales of similar homes on your street from the last 90 days.
      3. Selling: check a home's sale history and value trend with T140 before you set a price.
      4. Want the numbers for your ZIP code or school area? Text Ken, he can pull them from the MLS.

A common mistake: "The median fell 4%, so my home lost 4%." Not really. The median moves with which homes sold that month: more condos or smaller homes sold, the median drops even if no single home lost value.
