Worth a closer look
What to look for
Flip with no permits. Bought, then resold within 1 to 2 years for a lot more? Look for permits for the kitchen, baths, electrical panel, roof. Big remodel + no permits = you inherit the risk.
Many sales in a short time. 3 sales in 5 years can mean a problem owners keep finding: noise, drainage, foundation, a neighbor. Ask why.
Square footage mismatch. Listing says 1,850 sq ft, county record says 1,400? Often an addition or garage conversion without a permit.
Assessed value far below price. Normal under Prop 13 for long-held homes. Your tax resets to about 1.25% of your price, not the seller's bill. See your new tax (T12).
Next steps
Tick through the list above before you write an offer, not after.
Ask the listing agent for the permit history and the disclosures (TDS, SPQ). Compare with what you found.
Ask your escrow or title company for a free property profile: deed history, liens, APN in one page.
Found work with no permit? Get the contractor or inspector to price legalizing it, then adjust your offer. Estimate property tax with T12.
A common mistake: "Zillow's price history is complete." It isn't. Sales off the MLS, family transfers and trust deeds can be missing or show the wrong date. The official record is the deed at the County Recorder.
