  4. Drive the area on a weekday at 8 AM and on a Saturday. Traffic and parking look different.

Many people get this wrong: "the median is what a house costs there." It's the middle of all sales that month, condos and townhomes included. A single-family home often costs more, and in small ZIPs the median can jump 10% to 40% month to month.
