For use between buyer and buyer's broker. Does not change the buyer–seller contract.
2A. Why investigate. No one guarantees condition. Broker look is limited and visual (AVID). Use professionals (BIA, SBSA), get written reports, follow up on their advice.
3B. Buyer rights and duties. If the contract lets you investigate, use that right — within its terms and time limits. Read every report; talk to the inspector.
4C. Broker advice. STRONGLY ADVISED TO INVESTIGATE ALL ASPECTS. NOT DOING SO = ACTING AGAINST BROKERS' ADVICE.
5If a box is checked: Buyer pays (unless the contract says otherwise), picks the provider, orders it. Unchecked now? Request later in writing — but after the period ends Seller may say no.
6D. Buyer investigation. Buyer has considered the options and AT THIS TIME orders only the checked items. May change during the investigation period. Skip it in time → may lose the right.
