21. Effect of cancellation. After a proper cancellation, both sides sign mutual instructions; deposit goes to the party entitled, less that party's fees and costs.
3If one side will not sign: the other makes a written demand (BDRD / SDRD). Escrow notifies the other side. No objection within 10 Days after that notice → escrow pays the one who asked.
4Escrow protected. If escrow follows that process, both sides release escrow from claims. Escrow may still insist on mutual instructions.
5Penalty. Refusing to sign with no good-faith dispute: civil penalty up to $1,000 (Civil Code §1057.3).
